Kirklands Bed & Breakfast

Kirklands Bed and Breakfast and Self-Catering Cottages are situated on a Georgian country estate, 3 miles east of Melrose. Located in a beautiful setting with gardens, woodland and adjacent to Leader Water, our accommodation is ideal for walkers, cyclists or angling holidays. Owners Douglas and Penny will ensure you have an enjoyable stay.

Our 3 luxurious bed and breakfast rooms are located in the main house with stylish decor and comfortable beds. All have double or twin beds, TV, DVD player, Wifi and hospitality tray. Guests are also welcome to relax in the drawing room. A delicious breakfast is cooked-to-order in the morning using locally-sourced ingredients including eggs from our own hens.

Stables Cottage, originally the groom’s residence, can accommodate 4 or 5 guests in a double, a twin and a child’s room. Our newly-refurbished Garden Cottage can sleep 6 in 3 bedrooms. Both are very comfortable and well-furnished with cosy lounges, fully-equipped kitchens and access to shared gardens.
